Baillie Hill, East Victoria Park: Roof penetrations for mechanical exhaust system

Upgrading mechanical systems within an existing commercial facility requires precision, compliance, and careful integration with the existing structure.

At Baillie Hill in East Victoria Park, PBR Plumbing was engaged to deliver roof penetrations and waterproofing for a new ice machine room—supporting critical ventilation infrastructure.

Working within an operational hospitality and community precinct, we took a proactive approach to protect the building while preparing the site for new mechanical services.

Project scope

Blackoak Capital enquired with our team to deliver roof penetrations and weatherproofing solutions for a new mechanical exhaust system.

The project included:

  • Installation of two custom roof upstands for ventilation systems
  • Fabrication of Colorbond® upstands (200mm height)
  • Installation of dry pan flashings to all penetrations
  • Weatherproof flashing to maintain roof performance
  • Preparation for exhaust fan and make-up air roof cowl

All works were completed on an existing metal roof, requiring careful detailing to maintain compliance and prevent future water ingress.

Accountable planning and delivery

Penetrating an existing roof system introduces risk if not handled correctly. From the outset, our focus was on preserving the roof’s integrity while ensuring all penetrations aligned with mechanical requirements.

Key considerations included:

  • Roof integrity and waterproofing: Each penetration was sealed using compliant flashing systems to prevent leaks and long-term deterioration.
  • Custom fabrication for precise fit: Upstands were manufactured to exact specifications (495 × 495 and 700 × 700), ensuring accurate alignment with incoming mechanical equipment.
  • Integration with existing infrastructure: Works were coordinated to suit the building’s existing roof profile and structure.
  • Safe and controlled delivery: Roof access and installation were planned to maintain safety and minimise disruption to site operations.

By addressing these factors early, we reduced risk at the source and supported a smoother process for all trades involved.
